Capital Square is a 16 years old, 16-storey premier Grade A office tower with 7 levels of car park located in the heart of the CBD. An Energy Savings Performance Contract was signed in 2008 with Comfort Management to optimise energy efficiency and obtain green mark gold certification from BCA. We improved the plant efficiency and saved 26.9% on landlord’s electricity bills without the replacing chiller which has close to 14 years of operating history.
After the successful energy conservation in phase 1, Capital Square has engaged Comfort Management as consultant and took a step further to pursue and attain higher rating of Green Mark Gold Plus. The implementation works for phase 2 is currently in progress and has an estimated annual energy savings of 533,780 kWh and chiller plant efficiency of 0.68KW/RT.
Key measures in phase 2 includes:
- Replacement of existing chillers with high efficiency chillers
- 45% improvement in lighting power budget including tenants
- Demand ventilation using CO sensors for car park
